Took the lowest offer with no contingencies over a higher one with demands
I had a buyer offering $340k in Austin with a 30-day closing but they wanted me to pay for a new roof and some sewer line thing, then this cash offer came in at $318k and said close in 10 days. Honestly the stress of renegotiating with the first guy wasn't worth $22k, so I went cash and it was done before my coffee mug even cooled. Has anyone else traded a bigger number just to dodge the inspection dance?

Take that deal and run. Cash buyers are rare these days and 10 days is basically a miracle. I've seen way too many people get burned by that inspection dance, where the buyer keeps nickel and diming you over every little crack in the drywall. That 22 grand difference shrinks fast when you factor in your time, the stress, and the chance the first deal falls apart anyway. Plus a sewer line issue could turn into a 15 grand problem real quick if they start digging. You made the smart call. Was the roof even actually bad or was that just a negotiation tactic?
