My realtor friend changed my mind about pricing low

Had coffee with a buddy who sells in Columbus and he said listing under market actually brings in multiple offers that push the price higher, which I always thought was a myth. Has anyone seen that work in a slower market lately, or is it just a tactic for hot neighborhoods?

It's like how any store marks things up just to mark them down for a sale, everyone loves feeling like they got a deal even if they technically didn't. Same psychology at play, just with houses and way higher stakes.

Wait till @oliviabennett sees the "comp" game in my neighborhood. People list high, sit on it for months, then "drop" the price to what it shoulda been anyway. Buyers act like they won the lottery. Same trick as the $80 sweater marked down from $120, just with a 30 year mortgage attached. Nobody's fooling anybody, but we all play along.
