Hit the $10k repair bill on my flip before even listing it

Bought a fixer in Columbus back in March. Thought I had it all budgeted out, but then the sewer line collapsed during a showing prep and the HVAC died two days later. 8 grand for the sewer, 2 for the AC. That number hit me like a brick. I had to pull from my own savings just to keep the timeline. Has anyone else had a surprise bill that big eat up all their profit margin before the sign even went in the yard?

Columbus sewer lines are brutal, I lost 6k on a rental there last year for the exact same thing.
