My kid caught a yard problem during our last house visit

I took my family to see a house that looked great on paper. My daughter, who is ten, kept running around the backyard. She came back and said the ground felt squishy in one spot. I checked it out and saw signs of poor drainage. We asked the seller about past water issues, and they admitted some. That little observation saved us from a big headache. Now I always listen to what my kids say during tours.

Man, that's WILD! My buddy was house-hunting and his son, maybe seven, kept tugging on his sleeve about a 'funny smell' in the garage. They brought in an inspector who found ROTTEN wood from an old roof leak. That kid basically saved them from buying a MONEY PIT.

Woah that's one smart kid! Makes you wonder how many grown ups would just ignore a weird smell or talk themselves out of it. Did your buddy end up finding a different house after that scare? Kids sometimes notice the stuff we're too busy or stressed to pay attention to.
