He said "the best stuff is never on the top floor, it's always in the basement near the freight elevator," and sure enough, that's where I found a whole box of 1987 mall directory posters still in plastic.

Hold on, a whole box of 1987 directory posters still sealed in plastic? That is insane luck. The fact that a random security guard knew exactly where they were hiding makes it even better. Basements near freight elevators are where everyone dumps stuff and forgets about it forever. Most people never even think to check down there because they're too busy looking at the main floors. You basically hit the jackpot of dead mall hunting.
