Got roasted by a former mall manager for calling every closed anchor store a 'dead zone'

He said I was missing the story behind why the whole property failed, not just one empty Sears. Now I ask around about the parking lot layout and local highway changes before I even step inside.

That mall manager really handed you a gem of advice without meaning to, didn't he? The parking lot layout thing is huge because nobody wants to walk a mile from their car to a dying store. Did you ever find out if that property had its main road exit relocated or a big highway bypass added a few years before the big closures started? I'm curious if the traffic patterns changed right before the anchor started bleeding sales or if it was more of a slow drip that nobody noticed.

Wow, that's actually a really smart angle I hadn't dug into. I never checked if the road layout changed but now I'm kicking myself because those traffic pattern shifts usually hit stores six months before anyone in corporate notices.
