Why the heck did no one tell me about 1031 exchanges for small strip malls?

After 8 years of owning a tiny 3 tenant strip mall in Fresno I finally tried a delayed 1031 exchange to roll my equity into a better property and the tax savings were over $60,000 has anyone else actually done one of these on a smaller deal like under $1.5 million?

So you did a straight delayed exchange, not a reverse? I'm curious if you ran into any issues with the 45 day identification window on a sub $1.5M deal like that. Was it hard to find a replacement property you actually wanted that was priced right and not picked over by bigger investors?

Honestly, I think people overthink the 45 day window. With a sub $1.5M deal you're looking at places in secondary markets that are actually easier to find good deals on because big money is chasing the flashy stuff. You can always identify a few backup properties and swap them out later.
