Walked a 12,000 sq ft office shell with the owner, then hired a cheaper inspector. Mistake.

Last month in Nashville I had a buyer eyeing an old flex building. They wanted to save 400 bucks and used a guy who mainly does houses. He missed the roof ponding and the HVAC units were all past their rated life by 3 years. My regular commercial inspector caught both in 20 minutes on a recheck. Owner now has a 60k repair bill he didn't plan for. Has anyone else had a cheap inspection come back to haunt them before closing?
