The zoning meeting that made me realize parking minimums are dying
Sat through a 3 hour zoning board meeting in Austin last week and someone presented data showing 40% of new retail leases in the downtown core are going to tenants who don't need any dedicated parking at all, mostly delivery-based and small format shops. I always assumed parking ratios were ironclad, but apparently the city's own 2024 transportation study shows car trips to those areas dropped 25% since 2019. Is anyone else seeing lenders actually ease up on parking requirements in their underwriting, or is this just a Texas thing?
