The strip mall guy who told me to ignore foot traffic counts

Back in 2019 when I was looking at a small retail space in Denver, a broker named Mark kept saying foot traffic numbers were overrated. He pushed me toward a spot on a side street with half the pedestrian count of the main drag. After three years I've realized he was right - my regulars come from parking convenience and word of mouth, not people walking by. Has anyone else found that lower rent in a quieter spot actually worked out better?

Wait, wait - you're telling me a broker actually told you to ignore numbers? That's the opposite of what every real estate podcast screams at us. Mark sounds like the one honest guy in a sea of spreadsheets.

Saw a video the other day about some guy who bought 12 properties just by trusting his gut. Numbers would've told him no on every single one. Weird how that works sometimes.
