Serious question, my tenant's AC unit died in the middle of July
It happened last Tuesday in our 12,000 sq ft office building in Tempe. The repair guy said the compressor was shot and a full replacement would run about $15,000. I had to scramble to rent portable units to keep their business running while we figure out the long term fix. Has anyone else had to deal with a major HVAC failure like this during a lease term?

Landlords forget that keeping a building running is the whole point of the rent check. It's not a bonus. We see this everywhere now, people trying to collect money for a service while letting the actual thing fall apart. The basic job is keeping the lights on and the air working, especially in Arizona. Cutting corners on maintenance always leads to a bigger bill and angry tenants later.

That's a landlord's basic job (and cost) to handle, not the tenant's.

Had a guy last month who was shocked when his A/C died mid July and I told him it would be three days for the part to come in. His response was to ask if I could just run a hose through the window and call it good. Took him two weeks and a ceiling fan from Goodwill to finally call an actual HVAC guy.
