Picked a small flex office instead of the discount lease, zero regret
Had to choose between a 1,200 sq ft flex space at $18/ft with 6 months free rent, or a 900 sq ft office at $24/ft right near the courthouse. I went with the flexible layout because our client meetings matter more than square footage. Three months in and that extra $200 a month is covering a conference room we use daily, has anyone else gone smaller for better location?

Read a piece in the Wall Street Journal a few months back about how firms are dumping big leases to be closer to their clients. They talked to some lawyers who cut their space by 30% just to get on the same floor as their main client. Being steps from the courthouse is a huge flex too, that walk saves you like an hour every day you're in there. The flex layout let you reconfigure when you got more staff or different needs, but a discount box with no windows just stays that way. Smart call paying for the foot traffic and the convenience, that's the stuff that actually brings in the next retainer.
