Paid a property inspector $650 back in 2019 and he saved me from a $40k mistake
The guy spent four hours poking around a strip mall in Tucson and found a roof issue the seller's paperwork conveniently left out, so I walked away from that deal and still think about it every time I see a listing with a suspiciously fresh coat of paint on the ceiling.

A roof issue is a roof issue though. Fresh paint on a ceiling could just mean they fixed a leak, not that they're hiding something huge. $650 for four hours of poking around feels steep too, you probably could've spotted a bad roof yourself if you looked up.

See this same thing everywhere, not just roofs. Someone slaps a fresh coat of paint on a problem and hopes nobody looks closer, whether it's a used car or a house or a job listing that sounds too good. Paying someone to actually look under the hood is almost always the cheaper move.
