Paid a lawyer $4,500 to review a triple net lease I could have read myself in an afternoon
I closed on a small strip center in Boise six months ago and my attorney billed me $4,500 to tell me the CAM charges were uncapped, which was already on page 14 in plain English. Next time I will read the whole thing first and only call him for the parts I actually do not understand. Has anyone else found a cheaper way to get lease language checked without giving up a whole month of cash flow?
This is the same thing that happens with car repairs, plumbers, taxes, you name it. We hand over our wallet because we are scared of getting it wrong, and half the time the pro just reads what is right in front of us and charges by the hour for the pleasure. I had a buddy pay a guy $900 to look at his roof and the dude literally said "yep, it's the flashing" and left. The skill is not knowing the answer, it is knowing which questions to ask, and that part you can learn yourself for free. Read every page first, write down your real questions, THEN call the lawyer for ten minutes.
