Paid $12K for a demo quote, got a surprise wall collapse in Tulsa
Hired a GC for a strip mall tear-out based on a handshake and a cheap bid. Three weeks in, a load-bearing wall came down because they skipped the engineering stamp. Insurance covered the bin rental but not the structural fix, so I ate 12 grand out of pocket. The worst part is the quote was 40% below the next guy, should have known that was a red flag. Now I check every invoice line by line and refuse verbal change orders. Any of you had a low bid turn into a money pit like this? How do you vet contractors beyond just references?

The "cheapest quote wins" trap is basically a rite of passage in construction, we've all been there. My rule now is if their bid is more than 15% under everyone else, I ask them to walk me through the numbers line by line and watch how fast they get squirmy.
