Overheard a landlord say vacancy is better than bad tenants

I was at a coffee shop in Nashville last week and heard two property managers talking. One said he'd rather have a space sit empty for 6 months than lease to a credit repair shop. Made me think about how we all get desperate to fill units but forget the long term cost of the wrong tenant. Anybody else ever taken a bad tenant just to get rent and regretted it?

Oh man, I feel this so hard lol. I once took a guy who ran an "auto detailing" business out of his unit, and within two months the parking lot was a wreck, neighbors were complaining about chemical smells, and he stopped paying rent after month three because "business was slow." Took me six months and a small fortune in legal fees to get him out. Learned my lesson the hard way. Now I'd rather let a spot sit for a year than let someone in who's clearly going to cause headaches. Trust your gut when something feels off.
