Overheard a landlord complain about 'maintenance waste' and it stuck with me

I was at a supply house yesterday picking up some conduit and I overheard this guy talking on his phone about how his tenants cost him $3k a year just in 'dumb maintenance calls.' He said he'd rather let things rot than fix them. I get that repairs add up but it made me wonder how many commercial properties get neglected because owners nickel and dime every repair. It's not like the building gets better on its own. Has anyone else run into a landlord who treats basic upkeep like it's optional?

Watched a guy at the hardware store the other day arguing about spending $8 on a new toilet flapper. Said he'd just tell the tenant to 'jiggle the handle.' Funny how some people treat the thing they supposedly own like it's someone else's problem.
