My broker in Denver told me to walk away from a 12 cap deal in Aurora, closed at a 9 cap 8 months later
He said the seller would never move on price and I'd waste 60 days, but I pushed back with comps and got the 40 unit strip mall under contract in 3 weeks, so now I'm wondering if I should trust his gut on the next one or just run my own numbers.
What was his actual reasoning on the price though, like did he have data or was it just a gut call? Curious if the 9 cap you closed at still worked on your numbers or if you had to stretch. And how long have you been using this guy, has he been wrong before or is this a first?
