Lost $8k on a 'turnkey' industrial space inspection in Phoenix

The seller's report said the roof was fine, but my guy found it needed a full replacement, which they knew about. Anyone else get burned by a seller-provided inspection?

@thomasm41 called it, turnkey just means they already took your keys and ran to the bank. Next time I'll bring my own inspector and a crowbar just to be safe.

That "turnkey" label is just real estate code for "turn your wallet inside out and shake it." I had a similar thing happen on a smaller scale with a plumbing report that was basically fiction. Sellers will pay for an inspection that reads like a sales brochure, not a real check up. You basically have to budget for your own full inspection as a non-negotiable cost of doing business now. It's the only way to get a real picture, even if it feels like you're paying twice for the same job.
