Found out the hard way that zoning permits in Nashville take 6 months minimum
I signed a lease on a small retail space downtown thinking I could start renovations in a few weeks. Turns out the city has a backlog for commercial permits that goes back to last spring. I ended up paying rent for 4 months with no way to open my doors. Has anyone else dealt with a permit process that took way longer than anyone warned you about?

Actually, Nashville changed their zoning rules back in 2021... it's really not the same process it used to be. The commercial permit backlog got way worse after they switched to an online system that nobody was trained on properly. I remember reading a local news article around that time saying the city was approving about 60 permits a month but getting close to 200 new applications. The 6 month timeline is pretty accurate for anything that needs a zoning variance or a fire marshal sign off... but if it's a simple change of use with no construction, you can sometimes get a temporary certificate in 8 weeks if you file the paperwork right. You might want to check if your lease has a "permit delay" clause that could have let you push back your rent payments... a lot of commercial landlords in Nashville will work with you if you show them the city's written confirmation of the backlog.
