Finally got a call back on that empty storefront on Main Street

I've been dropping a simple one-page flyer with my contact info at the property every other week for about three months, just in the mail slot. The owner finally called me today, said he was tired of seeing the paper pile up and figured I was serious. We're meeting next week to talk about a short-term lease. Has anyone else had luck with a low-effort, persistent tactic like that on a vacant spot?

That's awesome, persistence really does pay off! Just be ready to move fast if you like the terms, those short-term deals can be great.

Totally agree you have to be ready to jump. Saw a perfect spot last year, got the call at like 10am, and they wanted someone signed by 5pm. Had to drop everything and run over with a check. Honestly those quick deals are often the landlord testing how serious you are. If you hesitate even a day, they'll just call the next person on their list. It's stressful but worth it if the place is right.

Honestly, that flyer method sounds like a huge waste of paper to me. I tried something similar for a spot over on Elm and the owner just got annoyed, said it made the place look messy. Tbh, you got lucky he called instead of just trashing them all. I've had way better luck just finding the owner's actual info and sending a proper email.
