Figured out I was overpaying 40% on landscaping for my 4 unit strip mall by just asking for the line item breakdown
Got a $1,800 monthly bill for the strip mall on 5th and Main and asked the guy to itemize it instead of just paying. Turns out $700 of that was for weekly lawn service on a lot with almost no grass, switched to every other week and saved about $400 a month. Has anyone else had luck pushing back on those bundled maintenance contracts or am I just getting lucky with my guy?

I went through the exact same thing with a duplex I own, got a $600 a month "full service" contract and when I finally asked for the breakdown, half of it was for shrub trimming that happened maybe twice a year. Once I saw the numbers in writing it was way easier to push back because they can't really argue with their own invoice. My advice is ask for the itemized list every single year, not just when something feels off, because prices creep up quietly and nobody flags it for you. Also worth checking if they're billing you for parking lot sweeping or snow removal that you never actually see happen. Some of these companies just bundle stuff in hoping you won't look. You're not lucky, you just did the one thing most landlords never bother to do.
