Lakewood property taxes jumped 12% this year and I almost missed it
I was going through my escrow statement last week and noticed my monthly payment went up $87. I called the county auditor's office and found out my home's assessed value shot up from $185,000 to $207,000. Nobody sent me a notice or anything, I just happened to catch it in the fine print. The lady on the phone said reassessments happen every three years in Cuyahoga County but a lot of people don't check. Has anyone else on the westshore gotten blindsided by a big tax jump lately?

I read somewhere that Cuyahoga County property reassessments have been catching a lot of people off guard lately. A buddy of mine in Westlake saw his bill go up almost $150 a month because his house jumped from $220k to $255k just like that. It's wild they don't send a heads up, I heard the county website has a tool to check your new value but you have to dig for it. My neighbor in Rocky River said he only noticed because his tax line on his mortgage statement changed by $60, and he called to confirm it. Definitely worth keeping an eye on that annual escrow statement, a 12% jump like yours is no joke.

Tbh that escrow statement is where they get you. People set up autopay and forget to check the breakdown, then bam a year later they're short and the mortgage company hikes the payment to cover the difference. I've seen folks get hit with a $200+ monthly increase just from the escrow catch up alone. The county really should mail a simple postcard when values change, even just a "hey your property went up X amount, expect taxes to follow" would save so many people from surprise bills. Pro tip for anyone reading this too, you can actually file a complaint if you think the assessment is off, but you gotta do it fast before the window closes.
