That $75 broker course from Udemy actually saved me from a bad lease deal

I bought a commercial lease review course on sale for $75 last month, just hoping it would help me spot red flags. Last week I was looking at a 5-year lease for a retail spot that seemed fine on the surface. But the course pointed out how the CAM charges were structured with no cap, which could have cost me thousands in hidden fees down the road. I walked away from the deal thanks to that one section. Has anyone else found cheap courses or resources that paid for themselves fast in brokerage work?

Oh man, that's a killer find for $75! I had something similar happen with a cheap little ebook on lease audits I picked up for like $20 from some broker's blog. It was a total impulse buy but it had this one section about how landlords hide escalator clauses in the fine print for common area maintenance. I almost signed a lease that had a built-in 5% yearly bump on CAM with no way to cap it. That one section alone saved me from a lease that would have quietly drained my profit over time. It's funny how the small stuff you learn from a random cheap resource can end up being way more valuable than the big fancy courses. I still go back and flip through that ebook before I sign anything.

Flip that around and see it from the other side. A landlord who puts a 5% yearly CAM bump in without a cap is just trying to keep up with rising costs, not secretly drain your profits. That cheap ebook might have scared you off a pretty standard clause that most tenants can negotiate down anyway.
